How do I obtain a full real estate agents licence in Queensland?  

The Real Estate Agents Licence is the most comprehensive licence there is, not to be mistaken for the Salesperson Certificate.

There are two levels of licencing in the Real Estate Industry. The first is the Salesperson and Property Managers certificate. This certificate allows you to do anything the Principal or Licencee of a Real Estate office sees fit.

The second is the Full Real Estate Agents Licence or Principal Licence. This licence allows you to own and operate your own business as well as open a Trust Account.

Other reasons for wanting to have a Real Estate Agents Licence could be that you wish to work as an independent contractor; this means you are your own business under the umbrella of a Real Estate Company.

Some Resident Managers of managed apartment’s blocks opt for this licence instead of the Resident Letting Agents Licence as it will allow them to make sales as well as conduct a letting business.

There are 19 required units of competency that need to be completed to be able to apply to the Office of Fair Trading Qld for a Real Estate Licence.  They are:

  • BSBSBM406A Manage finances or BSBSMB406A Manage small business finances
  • CPPDSM4003A Appraise property
  • CPPDSM4005A Establish and build client-agency relationships
  • CPPDSM4006A Establish and manage agency trust accounts
  • CPPDSM4007A Identify legal and ethical requirements of property management to complete agency work
  • CPPDSM4008A Identify legal and ethical requirements of property sales to complete agency work
  • CPPDSM4009A Interpret legislation to complete agency work
  • CPPDSM4010A Lease property
  • CPPDSM4011A List property for lease
  • CPPDSM4012A List property for sale
  • CPPDSM4013A Market property for lease
  • CPPDSM4014A Market property for sale
  • CPPDSM4015A Minimise agency and consumer risk
  • CPPDSM4016A Monitor and manage lease or tenancy agreement
  • CPPDSM4018A Prepare and present property reports
  • CPPDSM4019A Prepare for auction and complete sale
  • CPPDSM4022A Sell and finalise the sale of property by private treaty
  • CPPDSM4046A Manage tenancy disputes
  • CPPDSM4080A Work in the real estate industry.

Upon successful completion of these units you will receive a Statement of Attainment from your Training Organisation, this statement along with a PAMD Form 1-1 which can now be obtained via the Office of Fair Trading together with a fee of $1124.50 for 1 year or $2105.85 for 3 years (correct as at Feb 2012) you will also have to undergo a criminal history check which costs $35.90.

Once your application has been approved your licence will take approximately 4-6 weeks to be issued.
