What an agent’s representative actually does day to day

An agent’s representative works under the authority of a licensed estate agent — you can’t run your own agency in this role, but it’s the standard entry point into the industry. Most new agents in Melbourne start out in sales support, property management, leasing or reception before specialising. It’s common to move into a dedicated sales or property management role within the first year or two, and many CPT graduates go on to complete the CPP51122 Diploma of Property (Agency Management) so they’re eligible to hold their own estate agent’s licence down the track.

What happens after you finish the course

Once you complete your Certificate IV, your employer verifies your eligibility and notifies the Business Licensing Authority (BLA) on your behalf before you start work under them. Worth knowing if you’re planning ahead: from 25 November 2026, this process is changing — agents’ representatives will need to register directly with the BLA rather than relying solely on employer notification, and from 1 April 2027, annual CPD will become a mandatory requirement to stay registered. Existing agents’ representatives at that point will be automatically deemed registered and won’t need to reapply.
