How to obtain a Real Estate Salesperson's Registration Certificate

In order to work as a Property Manager or a Salesperson, you need to complete the Real Estate Salesperson's Registration Certificate Course. There is no differentiation between the qualification needed in Queensland to become a Property Manager or work as a Salesperson.

You must complete the course through a Registered Training Organization like Complete Property Training before you can apply to the Office of Fair Trading Queensland for your Certificate.

It is also important to note that holders of a Real Estate Certificate must work for a Licensee or Principal of a Real Estate business. You cannot work independently unless you hold a Full Agent's Licence, meaning you cannot run your own business if you only hold the Certificate.

Upon the successful completion of your course we will issue you with a Statement of Attainment which needs to be submitted to the Office of Fair Trading Queensland, along with a Form 3-1. This Form can be downloaded from the OFT website.

It is comprehensive?

The Sales and Property Management Certificate is the entry level course that we offer here at Complete Property Training, and provides you the minimum required to obtain a Real Estate Certificate through the Office of Fair Trading Queensland. It's the first step on the way to establishing a successful real estate business. One small step for you, one big step for your career!

What does the Certificate allow you to do?

The Queensland Office of Fair Trading outlines everything that this Real Estate Certificate enables you to perform. It includes the following tasks:

  • Showing property to potential buyers
  • Inspect real estate that has been listed for sale or lease, or open up a property yourself for inspection
  • Advertise real estate for sale or lease
  • Buy, sell, rent and exchange land, business or houses
  • Manage a place of business (under licensee supervision)
Essentially, it gives you everything you need to sell real estate or act as a Property Manager. There are certain things you can't do, like conduct an auction or manage a trust account. There are further specific licenses that must be obtained before you can make a move into this part of the real estate career path. However, there is a significant amount that this Real Estate Certificate in Queensland enables you to do.

How long does it take?

While it does not cover the full spectrum of Real Estate qualifications that you can earn, the Salesperson's Course is the minimum Licence requirement in real estate training. Your learning begins upon enrolment when you will be sent all the Learning Resource material, which is a valuable tool to help you undertake your assessment, particularly if you are new to the Industry. We recommend you familiarise yourself with these Resources prior to course commencement.   The face to face classroom time for this course is 3 days.  Your Trainer will lead you in assessment items and you will also be required to undertake some assessment away from class.  Experienced students (those who have previously or are currently working in the real estate industry) will often complete the assessments in the allocated course time, however all students are able to complete their assessment outside of the allocated course time, or a combination of the 2 as we have flexible delivery options.   Courses are run monthly- start dates are listed on the relevant pages on this website. We also offer this course as Night Classes at our Sunshine Coast Campus only.  Night Classes are held on consecutive Tuesdays, Wednesdays & Thursdays over a 2 week period. 

However, the application itself can take a little longer. You need to pass several checks, and the processing time with the Queensland Government can be between four and six weeks. Factor this in if you're looking for a fast career turnaround!

What are the checks I need?

The Real Estate Certificate itself is only one part of how to become a real Estate Agent - the application process for the Licence is another? You'll have to lodge formal identification, undergo a criminal history check and disclose any past discrepancies that could jeopardise your application. These sorts of checks make the Real Estate Industry a safe place to work, and hold its reputation high - yet another reason why this Real Estate Certificate in Queensland has proven popular. Remember the fees when you apply as well - $312.10 for one year, or $530.30 for three years.

How to obtain a Real Estate Agent's Licence in Queensland?

The Real Estate Agent's Licence is the most comprehensive Licence there is, not to be mistaken for the Salesperson Certificate. The cost of the Full Real Estate Agent's Licence Course is $2100.00. A deposit of $1000.00 is payable upon enrolment and the balance course fees are payable on the final day of your course.

There are two levels of licencing in the Real Estate Industry. The first is the Salesperson and Property Manager's Certificate. This Certificate allows you to do anything the Principal or Licencee of a Real Estate office sees fit.

The second is a Full Real Estate Agent's Licence or Principal's Licence. This Licence allows you to own and operate your own business as well as open a Trust Account.

Other reasons for wanting to have a Real Estate Agent's Licence could be that you wish to work as an Independent Contractor; this means you are your own business under the umbrella of a Real Estate Company.

Some Resident Managers of managed apartment blocks opt for this Licence instead of the Resident Letting Agent's Licence, as it will allow them to make sales as well as conduct a letting business.

When you decide you want to take up a Real Estate Licence Course and become an Agent, there are two paths you can follow, each with its own Real Estate Licence. The first is the Salesperson and Property Manager's Certificate, while the second is the Full Real Estate Agent's Licence. Be your own business

One of the key elements of the Full Real Estate Agent's Licence is that it enables you to open, own and operate your own business. Under the Salesperson and Property Manager's Real Estate Licence Course, you will not be qualified to do this. Whether you wish to operate as an Independent Contractor or open up your own Real Estate Agency in Queensland, you will require the Full Real Estate Agent's Licence. And to qualify for this, the right Real Estate Licence Course must be undertaken. What else can you do?

When you undertake this Real Estate Licence Course and become a fully licensed Agent, you can do more than just own and operate a business. As with the other form of licensing, you can buy, sell, rent or exchange real estate and negotiate on behalf of people who own these assets. You can conduct inspections, show property to potential purchasers, carry out the marketing and advertising of a property, and even manage rent collection on behalf of the landlord. Furthermore, you can operate and manage an apartment complex, selling each unit independent from the other - all without conducting these affairs through another Agency. This Full Queensland Real Estate Licence course enables you to conduct the full spectrum of residential real estate affairs - something the Salesperson and Property Manager's Certificate does not.

Operate a trust account

One power that is specific to this Real Estate Licence is the ability to open and operate a trust account. This is a special account in which you handle the funds of a client, which are used in the purchase of property. You can only operate these as the Principal Licensee of a business, according to the Queensland Government. Only certain Financial Institutions are approved to open these accounts with you as well, so it's important to do your research before conducting these affairs.

Do I have to take the Real Estate Licence Course to apply?

You do. The Queensland Government states that anyone who wishes to apply for the Full Real Estate Licence must have completed the appropriate real estate course, and also be at least 18 years of age. Further criteria also apply. Any previous criminal behaviour is scrutinised, as well as previous suspensions or cancellations of similar licenses you may have held. If you have been part of an insolvent business, fail a character test or are found to be unable to work in Australia you may also put your Real Estate License at risk.

Why should I apply for this Real Estate Licence?

While the Salesperson and Property Manager's Real Estate Licence allows you to carry on most duties, the Full Agent's Licence allows you to perform the full spectrum of residential real estate buying, selling and letting tasks. If you want to run your own business, work as an Independent Contractor, open a trust account for a client, or manage a full apartment block while also selling off units, then this is the Real Estate Licence for you.

How long does the Real Estate Licence Course take?

Your learning begins upon enrolment when you will be sent all the Learning Resource material, which is a valuable tool to help you undertake your assessment, particularly if you are new to the real estate industry.  We recommend you familiarise yourself with these Resources prior to commencing your course.  The face to face classroom time for this course is six days.  Your Trainer will lead you in assessment items and you will also be required to undertake some assessment away from class.  Experienced students (those who have previously or are currently working in the real estate industry) will often complete the assessments in the allocated course time, however all students are able to complete their assessment outside of the allocated course time or a combination of the 2, as we have flexible delivery options.  We also offer this course as a Night Class at our Sunshine Coast Campus only.  Night Classes are held on consecutive Tuesdays, Wednesdays & Thursdays over a 4 week period.  This course covers 19 different units of competency, from Managing Tenancy Disputes through to the Establishment of Agency Trust Accounts. However, beyond this the process can take four to six weeks for the Real Estate Licence Application to be processed. Once you complete the course, you are presented with a Statement of Attainment from us. You then use this in your application to the Queensland Office of Fair Trading, while also paying fees. These vary from year to year, and should be looked at before completing the application. With Complete Property Training, your learning begins upon enrolment when you will be sent all the Learning Resource material, which is a valuable tool to help you undertake your assessment.  We recommend you familiarise yourself with these Resources prior to commencing your course.  The face to face classroom time for the Upgrade to Full Real Estate Licence is 3 days in one of our locations across Queensland.   Your Trainer will lead you in assessment items and you will also be required to udnertake some assessment away from class.  Experienced students (those who have previously or are currently working in the industry) will often complete the assessments in the allocated course time, however all students are able to complete their assessment outside of the allocated course time, or a combination of the 2 as we have flexible delivery options.  We also offer this course as a Night Class at our Sunshine Coast Campus only.  Night Classes are held on consecutive Tuesdays, Wednesdays & Thursdays over a 2 week period.  Alternatively you can complete the course via correspondence. This course covers the remaining 12 units of competency required for you to obtain your Full Agent’s Licence.

To enrol for the Upgrade Course, you MUST have first completed the 7 units of competency from the Registration Certificate (current training package CPP40307) AND be able to provide us with a copy of your Statement of Attainment for verification. (These modules are: CPPDSM4008A, CPPDSM4009, CPPDSM4010A, CPPDSM4012A, CPPDSM4015B, CPPDSM4022A and CPPDSM4080A).

You will then undertake the remaining 12 units of competency required to receive your Full Agent's Licence.  These units of competency are:-

1. Download the Application Form (Form 1-1) from the OFT website;
2. Send a certified copy of both Statements of Attainment confirming all 19 required modules have been completed successfully;
3. Meet the OFT Eligibility and Suitability Criteria (refer OFT website for further information)
4. Pay the appropriate application fee

Resident Letting Agent's Licence (RLA)

What Licence do I need as a Resident Manager?

Resident Managers have a few options available to them as far as licensing goes. The Resident Letting Agent's Licence is the most common Licence as it allows you to rent out managed units as well as operate a Trust Account. The restrictions with this Licence are that you can only rent units within the complex you manage. The principal place of business must be located in the complex you are letting. You are unable to make sales of any units within your complex.

In order to obtain your RLA or Resident Letting Agent's Licence, you must first complete the following 6 units of competency through a Registered Training Organization like Complete Property Training:-

Once you have successfully completed your studies your Training Organization will issue you with a Statement of Attainment which together with a Form 1-1 (Application for Resident Letting Agent's Licence) needs to be submitted to the Office of Fair Trading Queensland. The form can be downloaded from their website. There is also a requirement to provide the OFT written proof from the Body Corporate that you can carry on a letting business within the complex.

More and more Managers are deciding to obtain a Full Real Estate Agent's Licence which gives all of the same benefits of the RLA, but lifts a lot of the restrictions. One of which is the ability to make sales within your complex. This offers real diversity of income and is fast becoming the Licence of choice for most Resident Managers.

Your learning begins upon tenrolment when you will be sent all the Learning Resource Material, which is a valuable tool to help you undertake your assessment, particularly if you are new to the Real Estate Industry.  We recommend you familiarise yourself with these Resources prior to commencing your Course.  The RLA Course face to face classroom attendance time is 2 days.  Your Trainer will lead you in assessment items and you will also be required to undertake some assessment away from class.  Experienced students (those who have previously or are currently working in the industry) will often complete the assessments in the allocated course time, however all students are able to complete their assessment outside of the allocated course time, or a combination of the 2 as we have flexible delivery options.  The course is held at Hirum Software Solutions, 2/8 Technology Drive Arundel, or you can also complete the course via correspondence. The classes are usually small in size averaging about 6 to 8 students so we are able to deliver a high level of learning support and guidance. We offer the same level of support with full phone and email support to correspondence students.

Providing you have already successfully completed the six (6) modules from the current CPP40307 training package - BSBSBM406(orA), CPPDSM4006A, CPPDSM4007A, CPPDSM4010A, CPPDSM4015AorB and CPPDSM4016A, and can provide a copy of your Statement of Attainment verifying this – you should be eligible to complete our Upgrade Course.

It’s a simple process:-

  • successfully complete the 5 ½ day course in any one of our nine locations across Queensland (or via correspondence if attending a class is not an option)
  • we will issue your Statement of Attainment for the remaining 13 modules
  • apply with the Office of Fair Trading for your Upgraded Licence (meeting all their application requirements, provide all documentation necessary, and pay any additional application fees).

Auctioneer's Licence

There are two different types of Auctioneer Licences available, a Real Estate Auctioneer and a Chattels Auctioneer.

Getting your Auctioneer's Licence in QLD

When deciding to become an Auctioneer in QLD you need to know that there are two different types of Auctioneer Licences available, a Real Estate Auctioneer and a Chattels Auctioneer.
The Real Estate Auctioneer's Licence is fairly self-explanatory, it allows you to sell exactly that - Real Estate. The Chattel Auction Licence in Qld allows you to sell a range of goods from cars, furniture antiques and livestock, virtually everything else other than Real Estate.

To obtain an Auctioneer's Licence in Qld you must first complete the required study. The cost of the 3 day Auctioneer's Course is $1200.00.

Complete Property Training conduct Auctioneer's Licence courses regularly from their Head Office Training Centre on the Sunshine Coast. These courses cover the following 6 units of competency needed to hold an Auction Licence in Queensland (Chattel Auctioneer and Real Estate Auctioneer):-

Our course is run in conjunction with Gordon Macdonald from The Auction Group, as we believe the skill's training is equally as important as the legalities.

The Auctioneer's Course classroom attendance time is three (3) days in duration with one day devoted to classroom learning and assessment and the other 2 days to hands-on skills training covering aspects such as the auction call, reserve setting meetings, creating energy and flow.

Upon successful completion you will apply to the Office of Fair Trading and pay the Licence fee; it will take up to 4 weeks for your Licence to be issued.
