There are conflicting reports from all sorts of industry experts, some say things are getting better and others say it could get worse, i suppose it all depends on what data you are looking at.

Some interesting stats to consider, in the peak of the boom in 2007 there were 95,000 agents across Australia, we now have approximately 45,000 thats less than half. Sales rate has also halved so technically we have boom conditions with half the amount of agents.

What i have noticed in my travels across Queensland from Cairns to Gold Coast is that all Principles and Sales people are saying the same thing, ” There has been an increase in activity since Christmas “.

Consistency breeds confidence in the economy, Real Estate Principles now seem to be more confident in employing staff as they are confident that the level of activity is here to stay.

I believe that the buying public feel that most sellers are well conditioned to the market and bargains are out there, hence the uplift in activity.

Our job as agents is to educate our sellers as to the current market, don’t be afraid to let them know how it is, the sooner the market drops and bottoms out the better, as this will increase volume then inturn stock tightens, prices move up and the cycle starts again. The change in the market is like the changing of the tide, you don’t know its moving till it gathers momentum, the start of this cycle is ” confidence to employ staff based on the consistency of activity “.

Last chance to get your full agent license before the new national licensing scheme comes into effect.

Below is the latest on National Licencing for Real Estate Agents, remember the new scheme comes into effect on the 1st July 2012 , all Licence holders before that date will automatically become National Licence holders, people wanting to obtain a Licence after this date will need to do extra study and be up for extra costs.read on………….The Real Estate industry is unlikely to see the draft legislation for National Licensing until early April at the earliest, Real Estate Institute of Australia (REIA) CEO Amanda Lynch has said.

“The government has indicated the Regulatory Impact Statement (RIS) will [now] come out at the end of the first quarter,” Ms Lynch told Real Estate Business.

“It might be even be early April.”

The draft rules, or regulation impact statement (RIS), were originally due for release in July last year. This was later pushed back to October.

Once released, the industry has six weeks to comment on the proposed legislation, with the implementation date currently set as July this year.

A member of the Council of Australian Governments’ (COAG) National Licensing Taskforce – the body responsible for delivering the RIS – told Real Estate Business in November the delay would not alter the implementation date.

“National licensing will still commence from July 2012,” the spokesperson said.

Yet Ms Lynch said the latest delay in releasing the RIS meant the legislation’s implementation date was now in doubt.

“The government hasn’t made a public announcement about whether [the RIS] will be delayed, or whether the deadline will be met, however it’s hard to see how it will be met,” she said.

Ms Lynch said the government also hadn’t indicated what might be in the RIS.

She said the REIA continued to push the government to maintain minimum entry requirements for the industry. This included a Diploma-level of education for licensed real estate agents, “adequate” training for sales representatives, and the requirement for Continuing Professional Development (CPD).

The REIA also wanted to see commercial real estate agents included in the national licensing regime.
